COLLECTING RENT FOR YOUR INVESTMENT
Selecting the right tenant is a cornerstone of effective property management. A long-term resident who pays rent punctually and takes care of the property benefits everyone involved. Our advanced screening process has consistently delivered outstanding results.
With extensive experience in processing rental applications, we can expertly identify high-quality residents while avoiding potential red flags. This expertise has enabled us to achieve a 99.5% rent collection rate and maintain an annual eviction rate of less than 0%.
In rare cases where eviction becomes necessary, our Risk Mitigation Guarantee covers 100% of associated legal costs, up to $1,000.
INNOVATIVE TECHNOLOGY FOR TENANT MANAGEMENT
Our technology simplifies leasing and rent collection. Prospective tenants can sign up for automatic notifications about upcoming rentals, creating a virtual “waiting list” for future vacancies.
When your property is vacant, we do not impose a minimum management fee. Instead, our fee is based solely on a percentage of the rent collected. If your property is vacant, you incur no management fees.
RENT COLLECTION PROCESS
We handle every aspect of rent collection to ensure it’s seamless for property owners:
- Lease document preparation and management
- Lease signings
- Monthly rent collection
Residents have multiple payment options, including online payments via the Tenant Portal, making the process easy and accessible. Most tenants choose this option for quick, hassle-free rent payment.
Rent is due on the 1st of each month, with a grace period extending to the 3rd day. In case of delays caused by bank holidays or weekends, we promptly address any issues to keep payments on track.
DEDICATED ACCOUNTING AND MONITORING
Our Director of Accounting oversees tenant payments daily. If a payment issue arises, such as non-payment or NSF (non-sufficient funds), our robust tracking system ensures swift resolution in compliance with state laws.
RENT COLLECTION POLICY
- Rent is due on the 1st of each month, with a grace period until the 5th.
- If rent is not received by the 5th, we initiate our internal collection process.
- A state-required legal 10-day demand notice is prepared and physically served to the tenant.
- We continue to follow up with the tenant during the 10-day period.
- If payment is still not received, we initiate the legal eviction process through our attorney, managing the entire process on your behalf.
- If necessary, we carry out physical eviction with the support of the local county sheriff.
ASSISTANCE DURING TENANT HARDSHIP
Occasionally, even reliable tenants face financial difficulties. In such cases:
